Challenge
The existing building at 15 Fitzroy Street required a comprehensive refurbishment to meet modern workplace standards and sustainability goals. The challenge was to retain the building's structural elements, including the distinctive 'bug' housing the ductwork systems, while upgrading the facility to achieve high environmental certifications such as BREEAM 'Outstanding', WELL 'Platinum', and a NABERS 4* rating. Balancing the preservation of architectural features with the integration of contemporary amenities posed a significant challenge.
Solution
G&T provided Cost Management and Life Cycle Costing services throughout the redevelopment. Collaborating closely with the design and construction teams, we ensured that the project remained within budget while meeting its ambitious sustainability targets. The refurbishment included a two-storey rooftop extension, adding 2,000 sq ft of office space, and the creation of communal areas such as a double-height reception, atrium with a café, and rooftop terraces. Our expertise facilitated the integration of these features without compromising the building's structural integrity or design vision.

The completed project delivered 86,000 sq ft of high-quality office space in the heart of Fitzrovia. The building achieved its targeted environmental certifications, positioning it as a leading example of sustainable office redevelopment.
