40 Eastbourne Terrace

Acting on behalf of the developer, YardNine, G&T provided Cost Management services on the 40 Eastbourne Terrace project to deliver the first Whitbread scheme to incorporate the Premier Inn, HUB and Bar + Block brands within the same building.

Located adjacent to Paddington Station and its Crossrail entrance, the project entailed the conversion of an existing commercial office building to a 369-bed hotel and restaurant.  Works comprised the full strip out and demolition back to existing primary concrete structure, substructure enhancements involving underpinning and formation of a new basement plant room as well as superstructure enhancements and modification including new stability cores, column removals and column strengthening to accommodate a two-storey steel structure extension.

The existing brickwork external walls and punched windows have been replaced by a stick system façade comprising full height glazing, aluminium fascia panels and GRC fins. Given the proximity to residential dwellings, elements of design have been incorporated to ensure privacy and minimise disruption to existing residents.

G&T also provided Cost Management services on behalf of YardNine on the remainder of the island site at the neighbouring 50 Eastbourne Terrace commercial scheme.
