Canada Water Masterplan

The Canada Water Masterplan is one of the largest mixed-use regeneration projects in London and will create a new town centre for Southwark. The site includes Surrey Quays Shopping Centre, Surrey Quays Leisure Park, the Printworks and the former Dock Offices courtyard.

Covering 53 acres, the scheme will deliver up to 2.5m sq ft of workspace, up to 1m sq ft of retail, leisure and entertainment space as well as up to 3,000 new homes - 35% of which will be affordable - alongside a range of new public facilities including a leisure centre, cinema, police hub, education and community use spaces.

With wellbeing embedded into the masterplan and buildings to support low carbon living, the development will also create 12 acres of new open space including a 3.5 acre park, new Town Square, the first new high street in London for 100 years and 16 new streets. New pedestrian and cycle routes will also be provided.

Ecological improvements to Canada Water Dock, including the restoration of the water levels and wetland habitat, will also be undertaken.

The first phase, scheduled for completion by 2024, will deliver 265 homes including 87 affordable (60 for Social Rent), a new leisure centre with an eight lane 25m swimming pool, new public spaces, 330,000 sq ft workspace and around 2,300 jobs.
