Challenge
ExCeL London identified approximately 15,000m² of underutilised office, commercial, and parking areas beneath its main exhibition halls. The objective was to convert these spaces into immersive experience venues to capitalise on the growing trend for participative entertainment, while simultaneously activating the Royal Victoria Dockside area. An additional 10,000m² was earmarked for future development to meet anticipated demand.
Solution
G&T provided Cost Management, Procurement, and Employer’s Agent services for the Dockside Chapters project. Collaborating closely with ExCeL London, G&T oversaw the development of these spaces to a Category A shell and core specification, incorporating enhanced soundproofing, fireproofing, and power provisions. The units were designed to accommodate up to 600 participants for large-scale pop-up and permanent experiences themed around popular culture, including franchises such as Disney, Jurassic Park, Friends, Formula 1, and Elvis Presley.
Outcome
Upon completion, the Dockside Chapters project will have successfully transformed previously underutilised areas into vibrant, revenue-generating entertainment venues. This initiative not only diversifies ExCeL London's offerings but also contributes to the revitalisation of the Royal Victoria Dockside, attracting increased footfall and enhancing the area's appeal. G&T's comprehensive management services ensured the project met its objectives in terms of quality, budget, and schedule, reinforcing ExCeL London's position as a leading destination for immersive experiences.
