Grain House, Drury Lane
Grainhouse is situated on an island site in Covent Garden which was occupied by five existing buildings that varied in terms of their construction type as well as their age.
The five existing buildings on the site were retained and unified into a single building designed around a new central atrium, with new single and double-storey roof extensions. This involved significant "cut and carve" works including the internal demolition and façade retention of one of the buildings, demolition of the existing roofs and upper floors of the other four as well as strengthening of the retained structure and demolition and reinstatement of the entire basement slab including a new waterproofing strategy and a new piled concrete core.
The new building provides circa 11,500m² GIA of commercial office and retail space with a combination of façades including masonry, zinc cladding and framed glazing alongside generous roof terraces. A large flexible reception space featuring break out lounge, adjacent café and retail spaces are provided on the ground floor with new end of trip facilities, cycle storage and retail spaces at basement level. The building is targeting WELL 'Platinum', Wiredscore 'Platinum' and BREEAM 'Excellent' and embodied carbon of 320kg CO2e/m².
