G&T was appointed in 2015 by a Joint Venture between UK developer Ballymore and Malaysian developer and investor EcoWorld. The project involved the completion of detailed design with planning amendments and delivery of two towers of 50 and 55 storeys using construction management.

The towers provide 767 residential units, including 25% of affordable and shared ownership. On the lower levels, the scheme provides a cinema, automated car parking, wet leisure and spa, gym, retail and commercial space and an energy centre.

G&T led the design team through the completion of Stage 3 by identifying 180 critical project issues and agreeing a programme and resolution for these to be closed out prior to RIBA Stage 3 being progressed. A part of this was the requirement to submit a significant planning amendment (Section 73) which included a viability reassessment and numerous wind mitigation and daylight studies and incorporation of additional saleable space. This has been successfully concluded culminating in further saleable units.

Following the lessons learned in Stage 3, we recommended a 3D clash detection process, which was successfully implemented by the design team by eliminating all clashes at the end of Stage 4. It was then progressed into Stage 5 to de-risk the project further for the client.

We worked with the JV in developing and implementing project and construction management standard operating procedures which have supported the procurement of over 40 trade contractors. This required a fully detailed procurement and design programme to be developed and managed.
